Essential Steps and Insider Tips for a Hassle-Free Property Sale

First Steps
  • We can review your contract before signing should you be selling privately. Or, we can complete the Contract for you at no extra cost;
  • You advise your Real Estate Agent of your choice of Settlement Agent – Bond Settlements.
When we receive the contract
  • We advise the Buyer's agent that we are acting on your behalf at settlement;
  • We search the title and check on any encumbrances i.e. mortgages, easements, leases etc;
  • We send to you Interim paperwork including a Discharge Authority should you have a Mortgage;
  • We follow up and check on the Buyer’s finance approval.
When finance is approved
  • We instruct your Bank to prepare the Discharge of Mortgage or, if no mortgage, you forward Original Certificate of Title to Bond Settlements by Registered Mail;
  • You arrange to complete any conditions on the contract that you are responsible for eg repairs, painting etc;
  • We prepare an Preliminary Settlement Statement and forward it to you and your bank.;
  • You sign & return the Transfer of Land when forwarded to you & provide us with details of where you want any surplus funds to go i.e. deposited into bank or Bank Cheque posted to you;
  • You ensure that everything in the house is in good working order for the buyer’s pre-settlement inspection.
One week before settlement
  • The settlement date to be checked with Bond Settlements. Then arrange a removalist. (If you live in the property it must be vacated, at the latest, by noon the day after settlement. If the property is vacant or tenanted the buyers are entitled to possession as soon as the settlement occurs);
  • You request disconnection of power, gas, internet and telephone services;
  • We liaise with your Broker or Bank to make sure they are ready for settlement;
  • We prepare a Final Settlement Statement and adjust council rates, water rates, land taxes, and strata levies (if applicable);
  • We book settlement with the Buyer’s agent and your Bank and advise you of time and date of settlement.
After Settlement
  • We prepare and send you a final letter and statement confirming settlement;
  • You advise others of your change of address & recommend “Bond Settlements" to your family & friends;
  • We conduct a final search 3-5 weeks after settlement to confirm that the property has correctly transferred out of your name.
